Since taking ownership Investment Homes has made every effort and attempt to resolve issues on title. Investment Homes attorneys pulled an official title report in which the chain of title shows the fXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, to Secretary of Housing and Urban Development , Assignee ) . Wells Fargo Bank, N.A., does not have any record or proof that themortgage was indeed paid off or not. Wells Fargo Bank, N.A., can not locate any data or factual evidence of the mortgage. This has caused Investment Homes a loss of {$290000.00} on a resale of the property or a loss of {$120000.00} at Foreclosure sale plus an additional {$60000.00} on repairs, for a total of {$180000.00}. Due to the negligenceof Wells Fargo Bank, N.A., mortgagor ; and their lack of evidence to secure the proper loan documentation ; has caused Secretary of Housing and Urban Development to proceed with a false foreclosure ( non-judicial ) on behalf of the borrowers who are deceased since XX/XX/XXXX ( XXXX XXXX ) and XX/XX/XXXX ( XXXX XXXX ). Consumer Complaint: On XXXX XX/XX/2023, I ordered a bank check from XXXX XXXX made out to the Internal Revenue Service for {$13000.00}. It was cashed at a WellsFargo bank, without endorsement or proof of identity on XX/XX/2023. I received notice on XX/XX/XXXX that the IRS had not received my check and when I went to XXXX to get proof that they had cashed it, we discovered that WellsFargo had cashed the check without an endorsement. I filed the avidaffit of fraud paperwork on that date and notified the IRS, however, the IRS said " oh too bad, here are the fees and charges for paying late. " XXXX and their affidavit department has been in contact with WellsFargo almost weekly since XXXX, however, after the initial two contacts, WellsFargo has stopped responding to the calls. They also have not replied to my attempts to reach out. The original check was for {$13000.00} and that was cashed against the account on XX/XX/2023. The fees from the IRS are $ 450 monthly. WellsFargo has done nothing to help resolve this case as it appears that one of their tellers knowlingly cashed a check made out to the INternal Revenue Service without requesting IDentification or any kind of verification.

Consumer Complaint: I received the following email from Wells Fargo on Saturday XX/XX/XXXX at XXXX XXXX. AFTER I had deposited a check for {$370.00} at XXXX XXXX in person at a branch close to my home. I transferred {$330.00} of this money to a family member using WF XXXX and the transaction was approved at XXXX XXXX. At XXXX XXXX ( same day XXXX XXXX ) I received the following email from Wells Fargo. " Wells Fargo performs ongoing reviews of its account relationships in connection with the Banks responsibilities to manage risks in its banking operations. We recently reviewed your account relationship and, as a result of this review, we will be closing your above-referenced accounts because we believe that the account has been compromised or impacted by potential identity theft. The accounts are expected to close by XX/XX/XXXX. Please note that the Bank reserves the right to close the accounts sooner if circumstances arise that warrant an earlier closing. Withdrawals and payments have been blocked. You may no longer access these accounts with your debit card. No new transactions will be authorized. However, we must pay certain transactions that are received for processing before your account is closed, even if this creates a negative balance in your account. ... Sincerely, Fraud Prevention Contact Center In the phone conversation this morning XX/XX/XXXX at XXXX XXXX XXXXXXXX XXXX with the Wells Fargo Fraud department they stated that there were log ins from XXXX ( I travel to XXXX where my XXXX XXXX XXXX father lives and help with his bills using XXXX, I have used the app on his phone and they said this not allowed but they authorized that phone ( via my US phone before I ever used the app on that phone. My note : Wells Fargo clearly wrote off a previous incident as a scam and NOT identity theft. I reported to WF a month ago, that I was the victim of a scam due to an identity theft XXXX XXXX XXXX of a relative, and reported this to the FBI, to cfbp to the NM State Attorney. They are not returning my money until XX/XX/XXXX and say that my account is not closed but " on hold '' although I have no access to it. So to me it is closed and WF is getting interest off my money and getting back at me for reporting them.

Consumer Complaint: Dear Sir or Madam, This is second time submitting this complaint ; first time was in XX/XX/2023 ( see the attached ). I was having financial difficulties in making the monthly payments at then my house XXXX XXXX XXXX XXXX XXXX XXXX XXXX ). So I had contacted Wells Fargo for the loan modification, and they asked me to write a hardship letter ( see attached documents ). I had contacted them multiple times and finally they granted me the loan modification over the phone. They instructed me to make bigger payments during the next 3 or 4 months which I did. After the extra payments were made they did not modify the loan. After repeated calling and speaking with them, they stalled and said the paper work will be going out for the modification. But they never did. I ended up making extra payments because of what they promised to be the loan modification ; I was led to believe I have the loan modification and made me make extra payments. After that my house ended up put for for short sale ( see attached ) and I lost all of my equity in the house of over XXXX XXXX

My personal number was SIM swapped back in XXXX of XXXX, so I had to file a police report, and include a FTC ID Theft report with all of the account ( s ) that are fraud, and a notice to furnisher ( s ) as required by the FTC. I've gotten letters from the FBI Victim Services team, whom help me prepare the FTC ID Theft Report.

Consumer Complaint: I have been currently out of state working in XXXX Idaho. I was also visiting my grandma in California as shes been in and out of the hospital. I had two credit cards that were mailed to my old apartment in XXXX Tx. I provided Wells Fargo with my leasing agreement that showed I know longer live there so somebody must have received them. They denied both my claims as they said I verified the charges. My little sisters have played with my phone multiple times so I know I didnt verify them personally. It was two separate charges at two designer stores for roughy XXXX $ each. As soon as these charges appeared on my statement I immediately called Wells Fargo and filed fraud. I havent been in Texas so impossible for me to have done this. Been going back and forth with them providing them with information for months. Thank you for your time.
