Consumer Complaint: On XXXX XXXX, XXXX, I submitted to OCWEN a Escrow Termination Request. After calling Customer Service @ Ocwen, I was advised to write and forward the request in writing. On XXXX XXXX, XXXX I received a denial letter from Ocwen ( attached ) stating due to " HAMP Guidelines '' my loan had to be escrowed for three years. On XXXX XXXX, XXXX, three years later, I submitted another Escrow Termination Request letter. Again, I was denied, stating due to " HAMP Guidelines '' my loan had to be escrowed for five years. After several calls, complaints to XXXX, Obudsmans office, I was finally told by the Obudsman office that it is not a HAMP guideline but an OCWEN guideline that they are enforcing. My concern is the fact that OCWEN continuously states it is a HAMP guideline when it is not! What OCWEN is claiming to be HAMPs guideline is : " The account must be escrowed as a requirement, and the escrow account may be waived at the servicer 's discretion. '' This is not stated in my terms and conditions as " guidelines '' to my loan. Being waived at the servicer 's discretion has no time frame on it ( 3 years or 5 years ). My concern is at the 5 year milestone, they could deny me again with another stipulation. I believe this is unlawful. I meet all of the qualifications of an Escrow Termination. 1. The account must not be delinquent within the last 12 months. 2. The current loan to Value ratio must be less than XXXX % 3. The escrow balance must not be negative 4. Taxes and Insurance must not be due with the next 45 days 5. The account must not have an active Lender Placed Insurance Policy 6. If waiving tax escrow, all tax lines must be waived, Similarly, if waiving hazard insurance escrow, all hazard lines must be waived 7. All waiver request mush be received in the form of a written request from the borrower. If you could PLEASE assist me in terminating this escrow account, it would be much appreciated. Regards,

Consumer Complaint: I recently signed a Modification Agreement with my lender in XXXX 2016 ( see attached ). I then paid the three month modication term for XXXX, XXXX and XXXX, 2016. They stated if after I made all trial period payments, they would review my status to see if I was accepted for the Final Agreement modification. I did indeed complete the trial period and they sent me the Final Agreement stating I was approved. When I did received the Final Agreement for signature, I was then and only then informed that there would be a $ XXXX balloon payment. This was a shock to me as I was not informed of this before I signed the Modication Trial paperwork. I have not yet signed the Agreement as I am worried that this may not be in my best interest and am unsure of where to go from here. I have not made any payments on my house since XXXX as I am also unsure if this money will get applied correctly because I have not yet submitted my Final Agreement. Also, I have asked my lender for a breakdown of how they came up with the $ XXXX balloon amount and have not yet received anything in writing.

Consumer Complaint: Ocwen, a debt collector, is refusing to generate a satisfaction letter to me in regard to a house I have. I do not owe them anything and have documents and proof from them that I have a zero balance with them. After a bankruptcy of which I was discharged from in XX/XX/XXXX, Ocwen who took over a company ( XXXX ) who was on my bankruptcy list of which I had been discharged from continued to send me bills of which I paid for 10 years. I came to find recently that they had no business billing me because of the bankruptcy issue. A lien was placed on my rental property by Ocwen of which I did not know about. I tried to sell the house and the title search showed this lien that I was not aware of. I had XXXX prospective entered into a contract but this lien stopped the selling of the property. Ocwen will not generate a satisfaction letter stating the lien is lifted. I have been requesting this letter for 2 months and all I get is a runaround and being told that it takes 2 to 6 months to receive this satisfaction letter. I have lost buyers, I have spent {$2000.00} due to inspections and repairs needed to satisfy the sale of the home before this lien issue came up. The house is still empty and I can not do any type of selling of the property until Ocwen releases this lien. There was closing date which did not happen and the potential buyer wants to sue me for his accrued expenses in preparing for his purchase of the house. I feel Ocwen owes me not only for the failure to generate that satisfaction letter, but for the 10 years of payments that they received from my of which they illegally collected. They knew that XXXX was on my bankruptcy list when they took over XXXX 's business. What makes it ironic is the fact that Ocwen was the main mortgage holder on the property, of which I am current with my payments, and they so happened took over XXXX 's business when XXXX closed business. They unlawfully billed me and collected money from me from that XXXX account for all the years and I have documents and proof of that. They knew that was taken care of through the chapter XXXX bankruptcy in filed I XXXX and was XXXX in XXXX. Ocwen sent me letters stating that the loan was forgiven and I have a zero balance with them. I have copies of the letters and other relevant documents to support my case. Ocwen is a rip off company and their liscence needs to be revoked. They owe me not only the monies they illegally got from me, but also for the opportunities I had to sell my house but could not because they will not release a satisfaction letter to me to release the illegal lien they have on my house.

Consumer Complaint: XXXX I brought the house in XXXX 2006 on XXXX XXXX XXXX XXXX XXXX XXXX. 2 weeks later got laid off from XXXX XXXX XXXX as a XXXX a {$70000.00} a year job had Impeccable credit, could n't find a job back in my field do to the housing market. I found work in the XXXX 21/2 years later hired XXXX XXXX XXXX for bankruptcy, XXXX XXXX found a lot of Illegal Discrepancies in my mortgage papers the house should of never been sold to me the house was n't sell ready with proper paperwork knowing that the Title & Deed was n't the legal paperwork. They had NO Title or Deed, XXXX XXXX told us not to pay Ocwen because they did n't have the right paperwork to service the loan. We heard about the XXXX program to get refinance for our home turned in all the paperwork they told us that they ( Ocwen ) lost our paperwork several times, XXXX yrs. later XXXX XXXX called us for another appt.to talk about our case we were told that the statue of limitations is coming up and after that date he asked us what we wanted to do sit and wait to see if they come up with some kind of settlement for us to refinance our house if they do n't come up with any settlement and Proper Deed & Title in the amount of time as allowed that they ca n't touch the house legal..

Consumer Complaint: I have never had a loan with Ocwen, however they are reporting negative loan information on my XXXX and XXXX credit reports. I have repeatedly filed disputes with these credit reporting agencies and they keep telling me they have verified that these mortgage loans are mine. I 've even asked Ocwen to show me the loan origination papers that I signed if this is my loan, but I have not received any response from them. Please contact Ocwen and advise them to delete this negative information off of my XXXX and XXXX credit reports. Consumer Complaint: RE XXXX I am not able to log into my complaint.I would like to provide you with an update.The evidence hearing in XXXX XXXX XXXX, Fl is set for XXXX XXXX issue also is when Ocwen sends mail via XXXX the tracking numbers are not tracable.The dispute now is over when the actual foreclosure proceedings were started vs when I received the final HAMP Mod papers to the local address while I was on contract in XXXX.I have the envelope and the return, drop off package receipt both have nontracable XXXX tracking numbers on it.I believe this is done on purpose.I have contacted the Attorney General of Fl.That office also has requested a response from Ocwen.Originally I was approved for a Hamp Mod but it was revoked by Ocwen with the explaination that the paperwork was not returned on time.I dropped it off on XXXX XXXX in XXXX, Nevada.XXXX number XXXX.Tracking number XXXX.

Consumer Complaint: This is a continuance of a complaint submitted through CFPB 2 months ago, Case number : XXXX. I called XXXX XXXX the Omsbudsman assigned to me by OCWEN Financial Services in response to the CFPB complaint I have submitted, in order to get a copy of all transactions that occurred during the time my XXXX yr old mother has had her loan with them for the purposes of reviewing those documents with our lawyer. It has been 2 months and I still have not received those documents. I spoke with XXXX different advisors at her office since then. We need those documents to understand the conditions by which they have set forth for my mom 's mortgage terms. To this date, they still have not supplied me with loan documents which I have the right to receive. Originally, I was sent some documents from them that contained a fine print, unusually tiny font, that no human being would be able to decipher. I requested the documents to be sent in an acceptable font size to be legible and read.

Consumer Complaint: I am asking for help with a financial hardship situation. I am a senior citizen, have no retirement savings, I am on medicare. I am on social security, and do self employment projects. ( more personal information sent as attachment ) I purchased the house in XXXX for {$180000.00} with XXXX mortgage and then in XXXX I refinanced with new century mortgage. There was a " bait and switch " scam in that the mortgage broker told me there would be " no points or closing costs " only to reveal at the last moment, {$16000.00} in closing costs. I had no choice but to roll that amount into the new loan of about XXXX. XXXX XXXX went bankrupt. XXXX XXXX XXXX have done a fraudulent sale of the servicing rights to GMAC. ( xxxxxxxxx, a foreclosure consultant at a non-profit said there was a fraudulent signature and documents at that point - also a " robo signature " on the document. See the government settlement with GMAC ) GMAC went bankrupt as well. I made payments to the various companies of about {$200000.00} in total since the home was purchased in XXXX. In XXXX the house went into foreclosure but that foreclosure did not happen. I have not made any payments to OCWEN since they " took over " the debt. There was a financial hardship in that I was diagnosed with XXXX in XXXX ( successfully treated ) and my employer wend bankrupt in XXXX. Apparently XXXX Bank was involved in a trust to bundle many " debts '' and their name was used to help OCWEN get the servicing rights to the debt. There is no clear chain of title. Ocwen has been paying insurance and property taxes. The house is in very bad shape. It has mold, bad plumbing, heat is a problem and there are structural problems. OCWEN 's property management company broke into the house on several occasions and damaged the door, windows, stole property, I believe, and moved the contents of each room to the center of the room. I called the police and notified them of the last break in. Apparently the value of the house is currently about XXXX. The land is worth XXXX and the house perhaps {$50.00} k. Because of the above I sent a " rescind letter '' to OCWEN. They did not respond in time but did respond saying they would not negotiate with me. I understand the debt could be rescinded but if not perhaps I could settle with OCWEN for the funds they spent so far, property taxes, insurance and the fee they paid for the servicing rights. I do not know what that total would be. Please let me know if the CFPB can help settle the situation. I need to sell the house, pay OCWEN for any out of pocket money and get some of my investment back from the sale of the property to help pay for new housing.

Consumer Complaint: In XXXX XXXX, my ex and I purchased a home via a mortgage through XXXX. My mortgage loan was eventually sold to OCWEN. My ex and I decided to separate in XXXX XXXX. I moved out of the house in XXXX XXXX. I stopped paying the mortgage in XXXX XXXX. My ex stopped paying the mortgage in XXXX XXXX. In XXXX XXXX my ex was employed and decided he wanted to refinance the house to take my name off the mortgage. To help this process, with the advice of my lawyer, I filed a quit claim deed to the property and no longer have any claim to the house. OCWEN did not approve the refinance. As the joint debt is the only hurdle that is in the way of finalizing our divorce, in XXXX XXXX, he decided to file for a deed in lieu of foreclosure. He was told this should take about 90 days maximum. My lawyer told me the same. It has been two years now since the deed in lieu process was started and OCWEN has made it obvious that they have no plans to settle this matter. My ex and I have called them separately hundreds of times in the past two years. My lawyer has called them several times. Every time they speak to us, they have a new excuse as to why the file is being held up ( examples : the VA has to approve, OCWEN has another walkthrough planned, there is a tax lien two years after the last party vacated the property, and many more excuses ). Recently, through a web search for the county property records, I found out that OCWEN has had ownership of the property in question since XXXX XXXX, XXXX. It seems as if the house has been foreclosed on already, yet they will not process the deed in lieu or offer any other way for us to get this problem settled for a home that neither of us have any claim to. Please help!

Consumer Complaint: I started trying to get a modification on my house as my house after payin for 8 years and never being late is still not worth what I owe on it. I tried to use my good credit to refinance as they have raised my interest rate again this year and ca n't afford it but can not because my house still is not worth what I owe on it after I paid XXXX dollars for an appraisal. I have spent months seconding ocwen financial paperwork to get a modification. They say they are reviewing it and I ttakes 30 days and then after 30 days they say they need more paperwork. I have been doing this since XXXX with this company ther should be some law against this. Today I talked to them as my review was suppose to be done again XXXX XXXX th and the representative today said he is not sure I must need to send more information. I have done everything asked in order to get a modification and this company continues to put me off tell me everything fine it 's inder review and then says no now we need more paperwork.
