Consumer Complaint: I received foreclosure papers in XX/XX/XXXX. I tried doing a short sale. I had a cash buyer and an offer and contract were submitted to Ocwen for approval in XX/XX/XXXX. The short sale offer was accepted by Ocwen and my realtor submitted all the documents to have the buyer approved. We waited for Ocwen to send the approval letter so we could close on the sale but the approval letter never arrived. Between my realtor and I, we must have called Ocwen over 30 times in a period of almost 3 months. We were told repeatedly that a relationship manager would get back to me. No one ever returned our phone calls or emails. I finally got a phone call 3 months later and was told that the appraisal report had expired and therefore the short sale had been denied. Ocwen apologized for not returning any of our phone calls and said we had to start the whole process all over again and order a new appraisal. When I notified the buyer he backed out because he had already lost so much time he was afraid the house might foreclose before we could actually close on the deal. I then opted for a loan modification but when I received the approval letter, the new monthly payments were completely unaffordable. I then opted for a Deed-in-lieu and sent in the requested documents and actually received an approval letter in XX/XX/XXXX that stated that I needed to be out of the property by XX/XX/XXXX. Ocwen sent a notary public to my house in late XX/XX/XXXX to sign the deed with two witnesses. The notary public advised me that she would overnight all the documents to Ocwen. I moved out of my house on XX/XX/XXXX and notified Ocwen in writing via email. They replied stating that someone from the home preservation team would contact me to secure the property and that my account had been approved for {$10000.00} relocation funds. They said I would receive the relocation funds by mail 3 business days after the DIL was finalized. I waited for the home preservation team to call me for the keys but no one ever called. I sent several emails to the relationship manager asking when were they going to call me but I kept getting replies stating that someone would contact me soon. Finally on XX/XX/XXXX I got an email from the relationship manager stating that the home preservation team had advised them that the property was occupied and that I needed to vacate the property as soon as possible or the DIL might be denied. I replied to this email stating that that was not accurate. I had told Ocwen several times via email that I had moved out of the property on XX/XX/XXXX. The property is in a gated community and they would not have let anyone in without the guard calling me first. No one ever contacted me so I knew they were lying. On XX/XX/XXXX I got a reply to that email from the relationship manager stating that the DIL had been denied because someone from the home preservation team had spoken to me on XX/XX/XXXX and that I had supposedly said that I had not vacated the property. Which again, is a complete lie! They even threaten of an eviction! I have been trying to tell them for over a month that I moved out on XX/XX/XXXX and I've been waiting on the phone call to go meet someone at the property to hand them keys. On XX/XX/XXXX, I finally spoke to my relationship manager over the phone and explained everything in detail. He then transferred me to the DIL department and stayed on the phone listening to everything. They apologized and admitted that they might have called the wrong number or person. They said they would proceed with the DIL and that within 5 days someone from the DIL department would call me to schedule an inspection at the property and that soon after that the DIL would be finalized. I then received an email on that same day from the relationship manager apologizing again and summarizing our phone call. I sent an email to the relationship manager yesterday, XX/XX/XXXX, letting him know that I still had not received a phone call for the inspection. They had said someone would call within 5 days and the 5 days were up. I received a reply to that email this afternoon, XX/XX/XXXX, stating that the DIL had been denied and that I would have to reapply. No further explanations. I now believe that every time I email the relationship manager, random people who don't know what's going on are replying and this is going around in circles. In the email replies that I am getting, they are passing themselves off as my relationship manager, but this is not true. I am very frustrated and the final foreclosure sale date on my property is on XX/XX/XXXX. It already has been postponed 4 times at Ocwen 's request to proceed with the DIL. In the meantime, I am getting bills from the XXXX XXXX XXXX XXXX and the water utilities department. They say that the property is still in my name and therefore I am responsible for these bills even though I moved out at Ocwen 's request. I paid all my XXXX fees through the month of XX/XX/XXXX, and I moved out on XX/XX/XXXX. The XXXX monthly fee is {$270.00}. I paid my water bill through the month of XX/XX/XXXX but they say I still have to pay $ XXXX monthly base fees even if there is no water consumption. I can not afford to pay these fees since I moved out over a month ago and I'm having to pay these fees for my new residence. I don't have money to hire an attorney and I feel they are taking advantage of me because I have no legal representation. The communication with Ocwen is terrible and they just really don't want to help anybody. They offer all these alternatives to foreclosure but if you accept, they don't follow through.

Consumer Complaint: On XX/XX/2018 Ocwen Loan Servicing provided a payoff for an investment property that I have had for approximately 11 years. The property was under contract and closed the first week of XX/XX/XXXX. I received a call from the closing attorney 's office in late XX/XX/XXXX indicating there was still a lien against the property and that I needed to pay the balance. I was told by XXXX XXXX XXXX, Paralegal XXXX, XXXX, XXXX & XXXX, XXXX XXXX XXXX XXXX XXXX ( XXXX ) XXXX. XXXX XXXX XXXX, NC XXXX Phone : ( XXXX ) XXXX that she was filing a claim with the title insurance company to protect the interest of their client. I received a call and email from XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX on XX/XX/XXXX and provided her with the same information I provided to XXXX. In my multiple conversations with Ocwen I have been transferred to multiple dead ends to have the problem with the incorrect payoff resolved. It is my understanding, although I have no communication from Ocwen, that foreclosure proceedings have began against the property. The loan is currently reporting as a XXXX balance across all credit bureaus and yet I am continuing to receive emails from the title insurance company and today a derogatory email that I wasn't meant to be copied on from the closing attorney 's paralegal XXXX XXXX in which she referenced me saying, " He will try and feed you a bunch of you know what, believe little of what he tells you. '' I had assumed since there had been zero communication from anyone that this matter was resolved until today exactly 5 months since the closing. I have read about multiple complaints nationwide against Ocwen for the same problem. I do not owe a balance.

Consumer Complaint: I had a foreclosure sale date on my home for XX/XX/2018, however I was under a loan modification review with my servicer, Ocwen Loan Servicing. Ocwen told me they would be able to postpone the sale date because I had not received a response for my Modification review yet. Unfortunately, that was not the case and I guess my home was foreclosed on. On XX/XX/2018 I spoke to Ocwen and they advised me there was a rescission request in process ; I even received an email from the relationship manager at Ocwen, which I have attached stating there was a recission request in process and I had to wait for it to be processed. Once again I had hope and I was in constant contact with the foreclosure attorneys and they also saw the recission request and they advised all I had to do was wait. Then, I received a notice in the mail on XX/XX/2018 from an eviction attorney advising that I needed to be out of the property very soon. I don't know what's going on with my home and I'm not receiving much information from the foreclosure attorneys or from Ocwen. What I don't understand is why they would tell me they would rescind the sell and even send me an email advising it would be done, however they are trying to do the opposite and get me out of my home. I don't know what else to do and so I am turning to you for help.

Bellow is a partial summary of the full report. The first complaint addresses our demand to remove escrow account from Ocwen on the grounds and only submitting monthly statements asking for amounts due of the HAMP modification agreement of 2012 prior to Ocwens acquisition We will fulfill our obligations to any third party funds such as tax and insurance The first complaint address the following failures and violations 1. failure to perform proper accounting in terms of application of full amounts of monthly payment in a timely manner, 2. Holding large amounts of monthly payments in addition to RESPA allowed escrow amounts in additional accounts labeled suspended funds, misc, other, fees Then applying those funds weeks and even months later via transactions labeled credit for fees, application of suspended funds, credit for home evaluations, ... 3. Submitting products that were falsely created, back dated that contain erroneous information to cover up the charges for fees and products such as false title insurance that does not exist, title searches that cost unreasonable amounts of fees, returned check fees for checks and dates that does not exist according to our bank accounts 4. Delayed crediting to our funds in unacceptable accounting such as partial payments as low as {$29.00} at times and delayed dates as long as several months at times 5. Falsely reporting to the IRS surplus funds as misc when in fact they are exceeding RESPA regulations by unlawful amounts 6. Consumer Complaint: Ocwen is and was in clear violation of the XX/XX/XXXX settlement with the CFPB when it comes to loan modifications. When I applied for a loan modification in XX/XX/XXXX, they verbally denied my request to reduce the principal balance on the mortgage WITHOUT sending a licensed appraiser to the property to inspect it, verbally telling me that I did not qualify. I did not receive a denial letter in the mail and they would only speak to me through my estranged wife who wasnt even on the mortgage. Since the foreclosure and subsequent sheriff 's sale, I have done a little bit of research on the property in question. During my research, I have found that they had the property listed on XXXX for 452 days, which part of that time was during my Automatic Stay with my Chapter XXXX bankruptcy. The documents provided will show this and also show that the sale price of the property in question was highly inflated and they did not modify my principal balance to reflect this, hoping to reap as much money as they could out of me. During the last complaint I filed against Ocwen, the Ombudsmen would only provide the paperwork that they deemed necessary. They did not provide the actual applications for modification to show that I asked, on different occasions, for a reduction in principal balance.
