Consumer Complaint: I have been a customer of Freedom Mortgage since XX/XX/XXXX and for the entire almost 5 years have requested, demanded, begged and pleaded for the company to acknowledge the ADA requirements to make a reasonable accommodation for my communication XXXX. I was born with XXXX XXXX XXXX which is a genetic, progressive XXXX XXXX which has rendered me legally XXXX. Although several authorized representatives have told me that they can email me documents I have only been granted one single bulk dump via email. This one and only time that I have been able to get correspondence emailed came after I spoke with XXXX XXXX of the executive branch at Freedom Mortgage. On a recorded line XXXX. XXXX told me ( in XX/XX/XXXX ) that she could not only setup my email correspondence but she sent me an email message verifying that she was going to do this. It was not until XX/XX/XXXX when I spoke with another employee about an entirely different situation that I was shown that the company is fully capable of emailing me correspondence in compliance with the ADA. I was also recently made aware that this is a violation of the Truth In Lending At ( TILA ) as well. Today, XX/XX/XXXX I was told by an authorized representative of Freedom Mortgage that he spoke with an executive on my behalf and that the person he spoke with said that Freedom Mortgage is not going to email me anything just because I want them to despite the fact that they are in violation of the ADA and consistently discriminating against me.

Consumer Complaint: Long story short, I almost passed away last year due to XXXX complications, resulting in massive medical bills and financial hardships to my family. Freedom Mortgage put us in foreclosure. XX/XX/2019 we had the house under contract, I submitted and called Freedom to ensure they were informed. I also contacted VA loans and provided BOTH with the contract. Freedom denied any further paperwork from me. XX/XX/2019 I called Freedom and their attorneys to ensure all paperwork was there to cancel the auction for XX/XX/2019. XXXX XXXX had no indication we had a contract, after more than the 48 hours Freedom had to report. I emailed the contract to XXXX and contacted Freedom in which they stated they needed more paperwork that they never contacted myself or my husband to get. The listing and HUD. The listing was sent XX/XX/2019 and the HUD will take 48 per the title holders requirements. Freedom is very much aware of this process and failed to disclose. Freedom told the VA that they have to approve our short sale. This is NOT a short sale and they are aware. We owe XXXX and the contract is for XXXX. Freedom is stalling and failing to disclose the needed information. They have chosen to force us for approval of short sale when legally this is absurd. We are not selling for less by any means! This home is under contract and the buyers loan is already approved. Freedom can not legally stall or fail to inform us of what's needed for their own gain. It's unacceptable and unethical. They need to be held to the standards as everyone else. Attached is the listing and contract for sale.

Consumer Complaint: FACTUAL BACKGROUND This loan was originated by my deceased brother, XXXX XXXX XXXX, who purchased the subject property at XXXX XXXX XXXX in XXXX, XXXX XXXX and who subsequently passed away on XX/XX/XXXX of XXXX. At the time of XXXX 's passing, the home this loan is attached to was left to me in The Last Will and Testament of XXXX XXXX XXXX, and also named me as the Executor of his estate. Soon thereafter I notified your company of my brothers passing, provided a copy of his official death certificate both by facsimile, and via the USPS, and therein provided my mailing address, and email address in which to provide all communication regarding this loan, as to protect both parties in this matter, and to maintain a written copy of said communication. Soon thereafter I provided a notarized copy of the Letters Testamentary from the XXXX XXXX of XXXX XXXX, XXXX via facsimile and via USPS, and began making the payments on this note. In XXXX I reached out to Freedom Mortgage to make an arrangement to make three payments on the note which would bring the note current by an arranged date, and allow me to avoid taking money out of an investment account to bring the loan current immediately, which said agreement was agreed to over the phone by your company. Following through with the agreement I subsequently mailed three payments via the USPS prior to the date previously agreed to, but those checks were returned one month later, and dated as received well over three weeks after their documented mailing in the USPS. Therewith in your company initiated a foreclosure proceeding based on the created default on the note due to the apparent holding the checks for over three weeks, and then returning them to me as being untimely per the agreement, and soon thereafter a foreclosure process was initiated by your company and an assignment of The XXXX Firm as substitute trustee was performed. During the next several months I requested the reinstatement amount required to bring the note current and cease the foreclosure process a minimum of fifteen times via letters sent USPS, emails directly to your company, and requests on phone calls made to my cellular phone, and the only response I was given was that " the information regarding the reinstatement amount would come from Freedom Mortgage 's substitute trustee and retained counsel, The XXXX Firm. '' When I contacted The XXXX Firm requesting the reinstatement information, and the amount required to legally reinstate the loan, I was instructed that The XXXX Firm did not create that information, and instead it would be sent directly from your company, a direct contradiction to everything I had been told for the previous two months by numerous Freedom Mortgage representatives. Finally having exhausted almost all avenues, and threatening legal action to protect my rights, I chose to move forward using the financial numbers represented to bring the loan current, and as such reinstate the note contained in the XX/XX/XXXX mortgage statement. I then verified the information contained in the XXXX mortgage statement to be accurate as to the amount to cure the default and legally reinstate the note bringing it current, and verified that the {$1500.00} payment due for XX/XX/XXXX contained all legal fees incurred for the foreclosure process secondary to the created default on the note. Quoting directly from that XXXX mortgage statement cited above, which was dated XX/XX/XXXX ; Recent account history : Payment due XX/XX/XXXX : Unpaid balance of {$910.00} Payment due XX/XX/XXXX : Unpaid balance of {$910.00} Payment due XX/XX/XXXX : Unpaid balance of {$930.00} Payment due XX/XX/XXXX : Unpaid balance of {$930.00} Payment due XX/XX/XXXX : Unpaid balance of {$930.00} Payment due XX/XX/XXXX : Unpaid balance of {$1500.00} Current payment due XX/XX/XXXX - {$910.00} Total {$7400.00} due. You must pay this amount to bring your loan current The aforementioned direct quotation of past due payments, and the currently due XXXX payment taken directly from the XX/XX/XXXX Mortgage statement, also affirmed as accurate by your representatives is attached as EXHIBIT A to submitted email as well as a printed copy to accompany this Notice of ( QWR ) and Notice of Error being mailed CMRR. In response to this information, and reinstatement amount taken directly from the referenced XX/XX/XXXX Mortgage Statement, I obtained an Official Check drawn on one of my accounts at XXXX Bank for the total of XXXX XXXX, XXXX XXXX XXXX Dollars and XXXX XXXX Cents, ( {$8300.00} ) which fully complied with the reinstatement amount to pay all past due payment dates, and currently due XXXX payment, therewith bringing the note current, and legally reinstating it. This amount as referenced in the letter which accompanied the check also paid in full, prior to the due date, the XX/XX/XXXX payment, and also included an extra amount in the event there were any unreported, and not previously stated, purported fees as to assure no issues with the full legal reinstatement of the loan. Notice of the impending overnight mailing of the check to fully pay all past due monthly payments, pay the current payment, and pay the XXXX payment in advance was emailed to your company, dated XX/XX/XXXX, and mailed via USPS the same date, and is attached as EXHIBIT I, with the signature page being attached as EXHIBIT J. Accompanying the referenced XXXX XXXX Official Check, number XXXX, signed by XXXX XXXX XXXX XXXX XXXX, and documented received by XXXX for your company after overnight delivery to the Fishers IN address, attached as EXHIBIT G, with the signature page attached as EXHIBIT H. This notice sent overnight delivery via I ship at UPS, was documented to be received by your company. Furthermore a copy of the cancelled Official Check was obtained from XXXX Bank. The overnight package contained the Official Check and also contained a letter which stipulated that the accompanying check was for payment in full of the XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX payments which were past due, as well as the full amount of the current payment due for XX/XX/XXXX, and also was prepaying the XX/XX/XXXX payment prior to its due date, along with an additional amount as stated in the letter to cure any unknown, or not previously reported fees. Therein, upon receipt of referenced check # XXXX in the form of an Official Check from XXXX XXXX, the loan at issue here, loan # XXXX was brought fully current as to all past due payments from XXXX of XXXX through XXXX of XXXX, as well as the current payment due for XX/XX/XXXX and as such was legally reinstated. Also at that time, the XX/XX/XXXX payment was paid prior to the due date, and an additional amount should have been placed toward the principal of the loan as there were no additional unreported fees at the time of the reinstatement. Having just sent an Official Check which fully brought the loan current, and paid the XXXX payment prior to its due date, and to keep the note current and on time, on XX/XX/XXXX of XXXX I once again drafted funds from one of my XXXX XXXX accounts, and had another Official Check created by same which would be to satisfy the mortgage payments due XX/XX/XXXX and XX/XX/XXXX, and was subsequently mailed via USPS, attached as EXHIBIT D. This mailing of the XXXX and XXXX payments also contained a letter reflecting what due dates they were intended to satisfy. Shortly after mailing the above referenced payments, along with the notice as to their description I received the XXXX mortgage statement, dated XX/XX/XXXX and it purported that the loan was now due for the amount of XXXX XXXX XXXX XXXX and XXXX XXXX Dollars and XXXX Cents, ( {$2700.00} ) which purported that the loan as of XX/XX/XXXX was forty nine ( 49 ) days late. I quote directly from the XXXX statement attached as EXHIBIT B below. Recent Account History Payment due XX/XX/XXXX : Unpaid balance of {$910.00} Payment due XX/XX/XXXX : Unpaid balance of {$930.00} Current payment due - XX/XX/XXXX - {$900.00} Total {$2700.00} due. You must pay this amount to bring your loan current This mortgage statement was an attempt to bill me for the previously paid in full monthly notes for XXXX, and XXXX of XXXX, and even went as far as to add late fees to the previously paid monthly due dates. As evidenced above, and the Exhibits attached therewith, the only amount due at that time, and what should have been accurately reported on the XXXX mortgage statement was the XX/XX/XXXX payment. Therefore there were two payments previously made on this loan that should have been applied in a timely manner to the loan, and that are unaccounted for at the time of the XX/XX/XXXX statement, and appear to still be unaccounted for to this day. The following month I received the XXXX mortgage statement dated XX/XX/XXXX, attached as EXHIBIT C, which still reported the unaccounted for previously verified payments for the due dates of XX/XX/XXXX, and XX/XX/XXXX, and the XXXX statement added additional late fees placed on previously paid loan due dates. Howbeit by this time the XX/XX/XXXX, and XXXX of XXXX payments had been received and documented as processed via XXXX Bank. Therefore at the time of receipt of the XX/XX/XXXX referenced check, which stipulated to, and directed the payments to be applied timely to the XX/XX/XXXX, and XXXX of XXXX payment dates, the loan was paid current, and due again until XX/XX/XXXX. On XX/XX/XXXX of XXXX I once again drafted funds from one of my accounts at XXXX XXXX and created another Official Check to pay the XXXX, and XXXX of XXXX payments due on the loan. This check was also verified to have been processed via XXXX Bank, and the debit creating the check is attached as EXHIBIT E. Recently I have received two communications from Freedom Mortgage, and this is my second answer within the past few days, and even more detailed in my response than the last one. The most recent mortgage statement dated XX/XX/XXXX, created well beyond the receipt of the Official Check from XXXX XXXX acquired on XX/XX/XXXX, and subsequently mailed via USPS, purports that the amount now due on the loan is XXXX XXXX XXXX XXXX XXXX XXXX Dollars and XXXX Cents, ( {$4500.00} ) and the statement, attached as EXHIBIT F. Quoting directly from the statement ; Recent Account History Payment due XX/XX/XXXX : Unpaid balance of {$950.00} Payment due XX/XX/XXXX : Unpaid balance of {$930.00} Payment due XX/XX/XXXX : Unpaid balance of {$900.00} Current payment due - XX/XX/XXXX - {$900.00} Total {$4500.00} due. You must pay this amount to bring your loan current This most recent statement once again attempts to bill me for the previously paid, and documented therewith months of XXXX, and XXXX, of XXXX, along with even more created fees based on the purported delinquency of previously paid monthly loan dates. This along with the correct current due date of XX/XX/XXXX. This loan is paid in full through the XXXX of XXXX payment and is not even due until XX/XX/XXXX and direct evidence supporting that fact has been referenced here ONCE AGAIN, and is being produced as attachments to this notice as well. It is becoming apparent that your company is COMPLETELY unable to accurately accept, and apply payments, is fond, and consistent in creating late fees where none exists, and also defaults where none should have occurred, all generating additional profits from the assessments of late fees applied to payment due dates previously paid.

Consumer Complaint: Freedom Mortgage services my account. The account said I owed XXXX. I paid {$1600.00} dollars. They Credited the account. When I got onto the web site it had credited the XXXX but said I still owe {$520.00}! My escrow amount isXXXX. I called the company for an explanation on XXXX XX/XX/2019 at about XXXX XXXX. XXXX ( # XXXX ) had no explanation. I have not had an explanation on how I can pay off the principle and yet owe more money on the principal. He said I needed to have a " payoff amount '' calculated and that there would be a a {$30.00} charge. I asked the reason and he said it was the " law ''. I asked for him to quote the law. After about 20 minutes on hold he told me THERE WAS NO LAW. That the company charges loan payers that amount to tell the payer how much the mortgagee has to pay the servicing agent to pay off the loan. This is obvious fraud as I was told the amount to pay off the loan is one thing and suddenly another loan principle appear. Further the agent for the company lied that there was a law and then there was no law. I fail to see why I should pay a company a fee ( read profit ) for them to tell me how much I owe.

Consumer Complaint: I submitted a dispute regarding my account with Freedom Mortgage to all three credit bureaus, XXXX, XXXX, and XXXX. The dispute was accepted finally and it was removed off of all the bureaus. Then, all of the sudden the same mark was put right back on. I contacted Freedom mortgage and they reassured me that they did not resubmit the information. Every time I have contacted the three credit bureaus I get no resolution. They even put the mark back on the wrong month for XXXX. This has dropped my score over 100 points and I am never late on anything. This is not right. I need this removed permanently.

Consumer Complaint: Just after creating the loan in XX/XX/2018, I paid my home insurance premium to my insurer ( XXXX ), despite the fact that wed arranged to have that paid via escrow. Having received double payment for the premium, XXXX made a refund, in this case to Freedom Mortgage. As a result, Freedom mortgage only collected my payment to escrow for insurance, but DID NOT expend a payment for premium from escrow. There is, therefore, an overage in my escrow account that I would like refunded. However, Ive been unable to secure this, or even get a copy of a relevant escrow analysis. On XX/XX/XXXX, at XXXX XXXX PST I spoke to XXXX XXXX She acknowledged the situation, recognized the overpayment, told me that an escrow analysis would be complete by XX/XX/XXXX and told me I could expect a check for the overage by XX/XX/XXXX. On XX/XX/XXXX, at XXXX XXXX PST I spoke to XXXX XXXX. She said that the analysis was in progress, and that it would take five days to complete. When I asked to speak to a supervisor, she said theyll just tell you the same thing Im telling you. She further told me that company policy was to perform an analysis only after 90 days. When I explained that we were past the 90 days since assuming the loan on XX/XX/XXXX, she demurred. When I asked to be informed when the analysis was complete, she said that shed put in a supervisor ticket. I never received any notification of further action. I believe that she was intentionally misleading, and was certainly rude and unhelpful. On XX/XX/XXXX, at XXXX XXXX PST I spoke to XXXX XXXX. He tried to convince me that there had not, in fact, been an overpayment, although his reasoning was flimsy and his communication vague and imprecise. I found his obfuscation disrespectful and irritating and so asked to speak to a supervisor. XXXX handed me off to XXXX. XXXX told me that I needed to wait till 90 days after the assumption of the loan in order to receive the analysis. She apologized for the misinformation provided by here colleagues. She told me that I could expect an analysis, which would clarify whether or not there really had been an overpayment, by XX/XX/XXXX. On XX/XX/XXXX, at XXXX XXXX PST I spoke to XXXX XXXX. She told me that despite what Id been told earlier, that I should not expect an escrow analysis till XXXX, since that was state law. When I asked for an exception, she said that was impossible. She handed me off to XXXX XXXX. XXXX reiterated many of the obfuscations that XXXX had, but added that Freedom Mortgage wanted to retain any potential overpayment in case that actual tax bill or insurance premium had increased. He asked me if anyone had offered me any other means for obtaining an escrow analysis. I found this pretty infuriating since I thought it should be pretty clear that an analysis was the exact thing I was looking for. He directed me to write this email. I didnt enter in a contract with Freedom Mortgage. Given the series of gaffs, untruths, and obfuscations that Ive been subjected to, I am angry that I am forced to do business with Freedom Mortgage. Seeing the pattern of deception, I believe that Freedom Mortgage systemically attempts to sequester funds, from customers, for their own use and benefit. When XXXX verified me on XX/XX/XXXX she asked me if I was planning on buying a home in the near future ( I am actually ). I nearly laughed. Given my experience, would you do business with Freedom Mortgage?

Consumer Complaint: On XX/XX/XXXX I applied for a Refinance/Cash-Out Mortgage Loan with Freedom Mortgage Corporation, XXXX XXXX XXXX XXXX XXXX . XXXX, XXXX XXXX, NJ ( XXXX ID : XXXX ) XXXX-XXXX in the amount of {$75000.00}. I was approved and Closed on XX/XX/XXXX. My payments were to start XX/XX/XXXX! In the meantime, I paid Freedom Mortgage on XX/XX/XXXX an ACH Withdrawal in the amount of {$860.00} for my XX/XX/XXXX Mortgage Payment. {$90.00} was the Applied Principal Payment in that amount! On XX/XX/XXXX I also paid by check {$2100.00} Additional Applied Principal Payment Only on my loan. A total of {$2200.00} was given Freedom Mortgage for Principal Payments! My New Principal Balance was brought down to {$72000.00}. However, no sooner could the ink dry and not being properly informed that my loan had been transferred on XX/XX/XXXX to XXXX XXXX XXXX XXXX, XXXX, XXXX XXXX XXXX, XXXX, OH XXXX and my 1st Mortgage payment was Due On XX/XX/XXXX! I was livid however, I then paid XXXX on XX/XX/XXXX a check in the amount {$860.00} for the XX/XX/XXXX New Mortgage Payment which caused a " DOUBLE '' XX/XX/XXXX payment! In the meantime, Freedom Mortgage transferred the Wrong Money Amount of {$75000.00} to XXXX XXXX XXXX XXXX as the New Loan Setup Amount instead of {$72000.00}. The Applied Principal Payment Amounts were not applied to my New XXXX Account! There are recorded phone calls to Freedom Mortgage Corporation and XXXX XXXX XXXX, XXXX. ( XX/XX/XXXX thru XX/XX/XXXX ). I have been having difficulty communicating with LOAN SERVICERS from Freedom Mortgage and XXXX XXXX XXXX to this date! When able to speak with these Servicers, the information I received was often confusing and did not provide the clarifications I was hoping for. It has now been ( 3 ) months and these customer service issues has led to delays in obtaining needed resolutions for my mortgage loan. I filed a complaint with the XXXX on XX/XX/XXXX ID # XXXX. Please help me bring this matter to closure expeditiously! Thank you

Consumer Complaint: My mortgage payment with Freedom Mortgage was set up on an autopay for the monthly mortgage payment and the XXXX payment was increased by {$73.00} due to escrow analysis the previous month. My partner called and they said to just send in the difference on the next payment which is what I did. Then I received a notification that my credit score had dropped XXXX points due to a mortgage late of 30 days. I called and they refused to help in any way and said that they would not change.

Consumer Complaint: In XX/XX/2019, I paid off my remaining mortgage balance of {$220000.00} through four {$50000.00} payments initiated through a customer service representative at Freedom Mortgage and a {$24000.00} wire transfer that Freedom Mortgage instructed I submit per the payoff statement they provided me. I went to my bank after receiving a payoff statement from Freedom Mortgage and sent a final wire transfer payment of {$24000.00} on XX/XX/2019. I was able to confirm everything was received through reviewing my account on-line with a Freedom Mortgage representative to confirm that everything was applied to my principal. Additionally, the representative confirmed on XX/XX/2019 that my account was closed out and my automatic monthly payment removed, as nothing else was owed. I took screen shots of the payments applied, as illustrated on their website. Then I received a letter dated XX/XX/2019 that indicated my pay-off was complete, my mortgage release documents were being processed and will be mailed to the County Clerk and that I should notify my insurance company and county tax authority to begin mailing statements directly to me. Additionally, I received a check dated XX/XX/2019 for my escrow ( taxes and insurance ). Then I arrived home from business & personnel travel on XX/XX/2019 and opened a new statement from Freedom Mortgage indicating I had a balance of {$51000.00}. I called Freedom Mortgage immediately the next day to try to understand what had happened. They indicated that my bank retracted a {$50000.00} payment on XX/XX/2019, and they re-instated my Loan account. They also added accrued interest and late payment charges. This story seemed far-fetched given my finance background, so I went online to review my XXXX bank statement only to notice that 3 {$50000.00} payments were pulled from Freedom Mortgage rather than the 4 I had authorized. As a result, I called Freedom Mortgage to tell them that something happened on their end since it showed they had collected all 4 payments but they had not pulled the last one from my bank. Then I set up a conference call with the customer service representative from Freedom Mortgage, my bank and I, as Freedom Mortgage continued to blame me and my bank for the mishap. Freedom Mortgage continued to tell me that I owed the accrued interest and remaining balance due. My bank told them that no fourth withdrawl of {$50000.00} was initiated by Freedom Mortgage, so Freedom Mortgage decided they would review the recorded authorizations they had on file with me & their service rep ( on XX/XX/2019 ). After reviewing the recording, they FINALLY agreed it was their fault and they will reverse the accrued interest. I told them I agreed that I owed {$50000.00} but no more ( no interest ) and they can pay my second wire transfer payment and any other fees to perform a 'second ' payoff. I requested a formal letter and payoff indicating that the only remaining amount I owe is {$50000.00} with no accrued interest or other fees, including that they will reimburse me for the second {$30.00} wire transfer I now have to pay my bank. Since this discussion on Thursday, XX/XX/2019, the payoff nor a letter has been sent to me to rectify the situation. I also had to place a stop payment with my bank to not pay the mortgage payment set to withdraw on XX/XX/2019, as I found out Freedom Mortgage illegally set up an automatic withdrawl from my bank after they re-instated my account on XX/XX/2019 without even contacting me to tell me they were re-instating it. I have been fully willing to wire the {$50000.00} as a final payoff but want a formal document from them stating it is my final payoff. Supposedly they are still 'working on it ' to resolve this issue ( since XX/XX/XXXX once they finally believed me ), but now I'm worried that I appear in 'default ' on my loan since I put a stop payment to Freedom Mortgage with my bank and worried my credit score will be in jeopardy, when ironically I was the one paying off my mortgage in full. Each day I talk with them, they ask for another day and they have not let me speak to anyone further than a supervisor when I ask to elevate the issue. I'm also filing with the State 's Attorney General for my protection.
