Issue: Closing on a mortgage
Subissue: Changes in loan terms during or after closing
Consumer Complaint: I called Freedom mortgage 3 years ago and asked why I was still paying PMI and the representative told me I was not paying PMI. Later on I realized I am PMI still and he was dishonest or mistaken. I have called and written requests of removal 4 times and each time they give me a different answer each time with a new denial. Freedom Mortgage sent me a letter with " GREAT NEWS '' stating My home value was {$600000.00}. My loan with them is now {$120000.00}. My original loan was {$150000.00} with over {$7000.00} put down for closing. The law states that I should have my PMI removed and I want to file a complaint that they have continued to refuse and deny the PMI refusal for their own financial gain and nothing else. That the threat that PMI was intended to protect them and is no longer there. PMI Cancellation Act benefits me under the right to remove PMI once you have reached 20 percent equity in your home ; that is, once your loan balance reaches 80 percent of the homes original value. So, I get a 2 percent jump here, which saves me from having the PMI payment. For example, 20 percent equity in a {$300000.00} home means you can submit a cancellation request when your outstanding balance is {$240000.00} {$6000.00} less than the 78 percent equity threshold. I QUALIFY BECAUSE I HAVE DONE THE FLLOWING : -- -I have made the PMI cancellation request to my lender Freedom Mortgage in writing. -- -I have been current on your mortgage payments, with a good payment history. -- -I haveno other liens on the home or second mortgages. -- -I recieved Freedom Mortgage 's very own appraisal in the mail stating my home was valued at {$600000.00}. My homes value has skyrocketed not to mention the entire home was completely and elegantly remodeled. That notice of the value directly from Freedom Mortgage is attached. -- -My original mortgage was $ XXXX and now I owe {>= $1,000,000} ... ,20 % equity is {$31000.00} which calculates to {$120000.00} BELOW WHAT I OWE SO I DEFINITELY QUALIFY!

Consumer Complaint: See previous Complaint # XXXX. Regardless of complaint closure, I continue to disagree with FMC policy of maintaining $ XXXX annually, interest free, in escrow account. FMC claims " required '', which is not true - that amount is actually the maximum they are allowed by law to retain. Policy is unethical and unfair to customers. FMC did subsequently agree to escrow ( re ) analysis, and I worked with rep XXXX XXXX during XXXX to accomplish. I paid the monthly principal and interest due ( {$1400.00} ) on XX/XX/XXXX, to avoid any late fee or negative credit reporting, even though XXXX XXXX previously agreed to waive any late fees. There were some reasonable delays in the process due to the successive XXXX and XXXX XXXXXXXX XXXX holidays. After the escrow ( re ) analysis was completed, I promptly paid the new ( reduced ) monthly escrow amount ( {$630.00} ) on XXXX. Despite our good-faith work together, FMC improperly delayed posting the XXXX payment amounts and subsequently reported the mortgage account as negative. I paid the new monthly payment total amount ( principal, interest and escrow ) for XXXX ( {$2100.00} ) on XXXX

Consumer Complaint: I opened my loan in XX/XX/2022. I have made repeated attempts to access my online mortgage profile and I'm told that there is no solution to access my account. I can't see my payments being posted, the balance of the loan, or the tax information. I have been told they have a system issue with no timeline for resolution. This has continued for 6 months and there is no explanation, no update, and I'm still unable to access my account.

Consumer Complaint: -On XX/XX/XXXX I received an email from Freedom Mortgage notifying me that they had conducted an Annual Escrow Account Analysis for the first time since they had acquired my VA XXXX XXXX Mortgage Loan from my original server in XXXX of XXXX. Accessing that Escrow Account Disclosure Statement ( actually dated XX/XX/XXXX ), I learned to my chagrin that even though the year-end escrow account balance was only- {$220.00} ( and which was corrected with the next escrow payment 4 days later to + {$160.00} ), Freedom Mortgage insisted that Id had a Shortage in my escrow account of {$4100.00}, and that I would have to send them a check in that amount right away or passively accept an automatic 37 % increase in my monthly mortgage payments ( from {$1300.00} to {$1800.00} ) to cover their charges in a XXXX Shortage Spread. -The next morning I immediately called a Freedom Mortgage Customer Care Representative ( CCR ) as soon as they had opened ( XXXXXXXX XXXX ) and asked that they explain their justifications for claiming that Id had such a Shortage and that they could already alter my Account Page on their website to commence extracting the higher automatic mortgage payments from my checking account. I was told by XXXX different CCRs over XXXX serial telephone calls that the extra Shortage charges were being enacted in order to build an Escrow Cushion for Freedom Mortgage, and that there was nothing I could do about their analysis results or subsequent account management decisions. -When Id then asked during the second telephone call ( made at XXXX on XX/XX/XXXX as well ) to speak with a CCR supervisor, ( and after Id pointed out to her that their Projected Minimum Balance for my escrow account was actually THREE TIMES LARGER than the escrow cushion allowed by the Consumer Financial Protection Bureau-enforced restrictions of 12 CFR 1024.17 ( c ) [ Limits On Payments To Escrow Accounts ] ) she reported to me that she could offer me two other options to resolve this issue, those being : 1 ) She could arrange to spread the {$4100.00} charge over 60 months. or 2 ) I could change my status to Escrow Free and manage my own escrow account payouts directly, thus leaving Freedom Mortgage to bill me ONLY for the monthly Principal and Interest payments of my mortgage loan from then on! -After Id eagerly accepted the second option on the phone then, and after two Secure Message Center in-house emails and one Qualified Written Request sent by USPS Priority Mail later to reemphasize my desire to go Escrow Free from Freedom Mortgage BEFORE the first inflated automatic payment has been taken by them from me in less than XXXX weeks, Ive still received no answer either way.

Consumer Complaint: I missed a mortgage payment last XXXX. I agreed to a 6 month repayment program through loss mitigation to make up for the missed payment. Under the program, i agreed to pay XXXX for the months of XXXX XXXX XXXX XXXX XXXX I have been making said payments as agreed. On XXXX XXXX XXXX, i made XXXX XXXX payments for my XXXX XXXX XXXX payment, another one the first week of XXXX, and a third XX/XX/XXXX for XXXX. My mortgage company, freedom mortgage, claims i am 2 months behind on my payments. I called and emailed them saying i made my payments, and sent them the bank statements as proof. Freedom mortgage said they would review my case and get back to me. I waited until the deadline and sent them a message. They responded saying they needed more time to review. It has been over a month, and i still have no answer as to why the payments i have been making are not going through.
